Which Markham neighbourhoods are best for first-time buyers?First-time buyers in Markham usually start in one of three kinds of pocket. Condo hubs such as Commerce Valley and Downtown Markham had Q1 2026 median prices of about $629,000 and $737,000 in TRREB’s community figures, close to transit and jobs. Newer townhome communities such as Cornell, Greensborough and Wismer averaged close to $1 million. Older areas such as Raymerville and Cedarwood offer detached and semi-detached homes that may need updating. First-time buyers can combine the FHSA, the $60,000 Home Buyers’ Plan and Ontario’s land transfer tax refund of up to $4,000 to stretch their budget.

Buying a first home in Markham is a big step, and the city’s price range is wide. The good news is that there are several kinds of neighbourhoods where first-time buyers can get started, each with its own trade-offs between price, space and commute.

Michael John Lau, a REALTOR® with the Kaizen Real Estate Team, one of the most active real estate teams in Markham and York Region, helps first-time buyers compare these pockets side by side, so they choose a home that fits both their budget and their next five years.

Condo hubs: Commerce Valley and Downtown Markham

For many first-time buyers, a condo near Highway 7 is the most realistic entry point. These areas are close to Viva rapid transit, Unionville GO, Highway 404 and 407, offices, York University’s Markham Campus and Downtown Markham’s shops and restaurants. In September 2026, Markham condo apartments averaged $574,612, according to TRREB. Before buying, compare condo fees and the reserve fund in each building, not just the price.

Townhome communities: Cornell, Greensborough and Wismer

These newer communities attract young families who want more space than a condo, with parks, schools and community centres nearby. Cornell is a planned community with many rear-lane homes and a large community centre. Wismer and Greensborough are popular for schools and are close to Mount Joy GO. Freehold townhomes averaged $977,959 in Markham in September 2026. Some townhomes are condo or common-element townhomes with monthly fees, so confirm the ownership type. See the Markham townhouse buyer’s guide.

Older pockets: Raymerville and Cedarwood

Established areas such as Raymerville and Cedarwood can offer semis and detached homes on larger lots, sometimes at prices similar to a newer townhome. The trade-off is age: older roofs, windows, furnaces and kitchens may need work. Get a thorough home inspection and budget for updates in the first few years.

What a first home costs up front

On a $629,000 condo, close to Commerce Valley’s Q1 2026 median, the minimum down payment is $37,900: 5% of the first $500,000 and 10% of the remaining $129,000. Ontario land transfer tax would be about $9,055, reduced by up to $4,000 for an eligible first-time buyer. Add legal fees, a home inspection or status certificate review, moving costs and a small cushion for the first months of ownership. With less than 20% down, mortgage default insurance is added to the loan. Knowing these numbers early helps you decide how much to save before you start looking.

Programs that help first-time buyers

  • First Home Savings Account (FHSA): up to $8,000 a year and $40,000 in total, tax-deductible going in and tax-free coming out for a first home.
  • Home Buyers’ Plan: withdraw up to $60,000 from an RRSP, repaid over 15 years.
  • Ontario land transfer tax refund: up to $4,000. Markham has no municipal land transfer tax.

How to choose your pocket

  1. Set a budget that includes fees, property tax and a repair reserve.
  2. Map your commute and daily errands from each area.
  3. Think five years ahead: children, a home office or a second car.
  4. Compare recent sales of the same home type in each community.
  5. Visit on a weekday evening and a weekend morning.

Ultimately, the decision is yours. The goal is to make sure you have all the information before you buy your first home.
