What is Cornell, Markham like?Cornell is a planned community in northeast Markham, built around walkable streets, front porches, rear-lane garages, parks and the Cornell Community Centre. In mid-2026, detached homes in Cornell sold for a median of about $1.27 million.

Cornell is one of the few Markham neighbourhoods where the design of the streets is part of the appeal. Homes sit close to the sidewalk, garages are tucked behind on laneways, and parks are spread through the community. For many buyers, it offers newer homes at a lower price than Markham's average detached home.

Michael John Lau and the Kaizen Real Estate Team, a leading Markham real estate team, help families buy and sell in Cornell regularly. Here is what buyers should know.

Where is Cornell in Markham?

Cornell sits in northeast Markham. The community is bounded by Highway 407 to the south, 16th Avenue to the north, Ninth Line to the west and Donald Cousens Parkway to the east. Cornell North continues above 16th Avenue.

The Town of Markham planned Cornell in the early 1990s, and building began in the late 1990s. The name honours the Cornell family, who came to Canada in 1799 and settled in the area.

Why home buyers choose Cornell

A walkable, planned layout

Cornell follows new urbanist design. Homes face the street with porches, cars use rear lanes, and parks and parkettes are spread across the community. The result feels more like a small town than a typical suburb.

Cornell Community Centre and Library

The Cornell Community Centre and Library at 3201 Bur Oak Avenue is one of the largest community facilities in York Region, at about 129,000 square feet. It includes pools, an indoor walking and running track, a fitness centre and a public library branch.

Markham Stouffville Hospital next door

Markham Stouffville Hospital sits right beside the community. For families, and for the many healthcare workers who live in Cornell, having a full hospital minutes away is a real advantage.

Transit and highway access

Highway 407 and Donald Cousens Parkway give drivers quick access across the GTA. Viva rapid buses connect Cornell to the rest of Markham along Highway 7, and Mount Joy and Markham GO stations on the Stouffville line are a short drive away.

Close to Rouge National Urban Park

Cornell is a short drive from Rouge National Urban Park, one of the largest urban parks in North America, with trails and conservation land.

What types of homes are in Cornell?

Cornell offers almost every home type, which makes it popular with first-time buyers and move-up families alike.

  • Detached homes, many with double garages on a rear lane. Most were built from the late 1990s onward, so they often need less renovation than older Markham homes.
  • Homes with coach houses, a separate unit above the rear garage. These can suit multi-generational families or provide rental income, where permitted. Learn more in multi-generational living in Markham.
  • Semi-detached homes and freehold townhouses, a common step into the neighbourhood for young families.
  • Condo apartments and condo townhouses, mostly near Highway 7 and the Cornell Centre area.

Two things stand out. First, detached homes in Cornell have been selling for well below the Markham detached average, often by $300,000 or more. Second, Cornell detached prices are well below their 2023 levels. For buyers, that makes Cornell one of the better value options for a newer detached home in Markham today.

For sellers, homes are taking a little longer to sell than a year ago, so pricing and presentation matter. See the latest Markham market update for the citywide picture.

  • Families who want a newer home, parks close by and a major community centre in the neighbourhood.
  • Multi-generational households looking for a coach house or separate living space.
  • Healthcare workers who want to live near Markham Stouffville Hospital.
  • Commuters who use Highway 407 or the GO Stouffville line.

Things to know before buying in Cornell

  • Rear lanes work differently. Your garage and parking are behind the home. Check how the lane is cleared in winter and how much parking the home really has.
  • Confirm any coach house or basement unit is legal. If rental income is part of your plan, make sure the unit has the right permits before you firm up an offer.
  • Lots can be narrow. Many Cornell homes use space efficiently, so compare lot sizes, not just square footage.
  • Check road noise. Homes closest to Highway 407 and Highway 7 may hear more traffic. Visit at different times of day.
