How to read months of inventory
Months of inventory tells you how long it would take to sell every home on the market if no new listings came up. Many REALTORS® use a simple guide: under about 4 months tends to favour sellers, and over about 6 months tends to favour buyers. Anything in between is balanced.
By that guide, Markham townhomes, semis and detached homes are on the tighter side. Condo apartments, at 6.2 months, give buyers room to negotiate.
How Markham compares with the rest of the GTA
According to the TRREB Market Watch for August 2026, the GTA recorded 5,057 home sales, down 2.1% from last year. New listings fell 14.1%. The GTA benchmark price was down 4.5% year over year, and the average selling price was $993,410, down 2.7%.
