Cornell: a planned, walkable community
Cornell was designed in the 1990s as a new urbanist community, with grid streets, front porches and garages on rear lanes. Construction began in 1997 and newer phases continue today. The Cornell Community Centre and Library has a pool, and Bill Hogarth Secondary School opened in 2017. Markham Stouffville Hospital is next door, and Cornell Terminal connects YRT, Viva and GO bus routes.
Rear-lane design keeps garages off the street, so sidewalks feel more open and children can play out front. The trade-off is that some lots have smaller backyards, and shared laneways may come with their own maintenance arrangements, so ask before you buy.

Greensborough: newer homes near the GO train
Greensborough is a newer community in northeast Markham with a mix of detached homes, semis and townhouses on curving family streets. Its biggest draw for many buyers is Mount Joy GO station, which connects to Union Station on the Stouffville line. Parks and trails run through the community.
Because much of the community was built in the same era, many homes have similar layouts and ages. That makes it easier to compare prices street by street, and it means roofs, furnaces and windows in some homes may be reaching replacement age at similar times.

Berczy: the school-first choice
Berczy is an established family neighbourhood that many buyers shortlist for its schools.
