Which Markham neighbourhoods work best for families with teenagers? For families with teenagers, the best Markham neighbourhoods are the ones where teens can get around on their own. Look for homes within a short walk of a Viva or YRT bus route or a GO station, near a community centre or library, and close to shops where teens can find part-time work. Areas near Downtown Markham and Highway 7, Unionville, Markham Village and Cornell offer good mixes. A YRT youth PRESTO fare is $3.29, and Ontario’s student minimum wage rose to $16.90 an hour on October 1, 2026.

Many neighbourhood guides focus on young children and elementary schools. Families with teens need something different: independence, safe ways to get around and places to go that are not the family car.

Michael John Lau, a REALTOR® with the Kaizen Real Estate Team, one of the most active real estate teams in Markham and York Region, helps families with older children look at a home from a teenager’s point of view as well as a parent’s.

What teens need from a neighbourhood

  • Transit within walking distance: so they do not depend on rides.
  • Places to go: community centres, libraries, sports facilities and parks.
  • Part-time jobs nearby: shops, restaurants and recreation centres.
  • Safe routes: sidewalks, lit paths and crossings near busy roads.
  • High school access: a reasonable walk, bus or transit trip.

Part-time jobs

Ontario’s student minimum wage is $16.90 an hour from October 1, 2026, for students under 18 working 28 hours a week or less during the school year, or during breaks. The general minimum wage is $17.95. Teens in Markham often find work at shopping areas along Highway 7, local restaurants, and City recreation programs such as lifeguarding and camps. Living near these areas makes after-school shifts easier.

Recreation and places to go

Community centres, libraries and sports facilities give teens structured places to spend time. Markham’s larger centres, such as the Pan Am Centre, Angus Glen and Cornell, offer pools, gyms and programs. See Markham’s community centres and arenas and the Markham sports guide.

Driving and parking

In Ontario, teens can apply for a G1 licence at 16. Once a teen starts driving, parking and insurance become part of the housing decision. A driveway with room for an extra car helps, since Markham limits overnight street parking without a permit or exemption. Adding a young driver to a policy can raise insurance costs, so living near transit can save money as well as time.

The home itself

Teens also need space at home. A bedroom away from the main living area, a finished basement for friends and a second bathroom can make a big difference in daily life. Homes near a high school also cut early-morning travel. Confirm school boundaries and programs with the York Region District School Board or York Catholic District School Board before you buy.

Before you buy

  1. Walk from the home to the nearest bus stop.
  2. Time the trip to the high school.
  3. Find the nearest library and community centre.
  4. Check sidewalks and lighting on the route.
  5. Ask your teen what matters to them.

Ultimately, the decision is yours. The goal is to make sure you have all the information before you choose a neighbourhood.

The right neighbourhood gives teens independence and parents peace of mind. Call the Kaizen Real Estate Team at (647) 370-8885 or book a consultation.
